AI condition-report tool
Last updated:
A condition report is the written record of a rental property's condition at move-in or move-out. In Belgium it is called a plaatsbeschrijving, or état des lieux. A condition-report tool keeps that visit and that record in one file. Tools differ in what they still ask of you after the walkthrough. An AI tool such as ZitaDescribe writes the draft per room from the photos and the remarks you dictate.
Three ways to write a record
Without a tool you note things on site and type the record afterwards. With a digital tool without AI, photos and notes are already in a file, but the sentences remain manual work. With an AI condition-report tool you leave the property with a draft you still review. The walkthrough itself does not shrink to zero. The follow-up does.
| Scenario | On site (hours) | Follow-up (hours) | Total working hours (indicative) |
|---|---|---|---|
| Classic, without digital tools | 2.5 | 2.5 | 5 |
| Digital tools without AI | 2 | 1 | 3 |
| AI condition-report tool, ZitaDescribe | 1.5 | 0.25 | 1.75 |
The hours are indicative, taken from the comparison on the home page. They show where the time sits: mostly in the follow-up, not in the walkthrough itself.
How the AI condition-report tool works
Photograph each room
You walk the property and take photos per room: an overview and a detail of damage or a finish. ZitaDescribe attaches those images to the room, not to a timeline on your phone. At move-out the same structure is still available.
Dictate the remark
While you look, you say what a reader will need to know later. Speech becomes text in that room. You do not have to type the sentence immediately, with cold hands or on a site. Offline, the capture stays on the device until there is a network again.
Let the report be generated
The AI proposes a description per room from image and speech. You review it, cut what is too loose, and add keys and meter readings. Then you export a PDF, in the office branding if you set it, and have the parties sign on screen or by email.
Who it is for
The same condition-report tool, a different emphasis per party. The workflow is written out by audience:
What a condition report is in law, and how move-in and move-out differ by region, is on condition report. The steps in the app are in the user guide.
